Sign Ordinances

The following municipalities have enacted ordinances or relaxed restrictions on the placement of open house directional signs:

    The following municipalities have adopted vacancy decontrol ordinances (allowing rent controlled units to be decontrolled at the time a tenant voluntarily moves, giving property owners renting their homes greater flexibility when setting their rent based on the true cost of the unit):

  • Eatontown
  • Neptune Township
  • Commerical Lot Size Coverage

    The Sea Girt Council defeated an ordinance restricting commercial property buildings to 20% of their lot size (a percentage usually identified with residential properties), which would have made nearly all properties in the commercial zone non-conforming. Realtors® worked with the Mayor and Council to set a four-tiered scale for coverage based on the size of the lot and whether it is an interior or corner lot.

    Instead of proposing one firm number for a commercial lot coverage limitation, the amended ordinance adopted last week addresses four different lot sizes for both interior and corner lots: 50-by-150, 100-by-150, 150-by-150 and 200-by-150.

    For interior lots, the ordinance at hand proposes maximum coverage to be roughly 30 percent, 38 percent, 41 percent and 43 percent, respectively.

    For corner lots, the maximum coverage proposed is roughly 27 percent, 37 percent, 40 percent and 42 percent, respectively.
